Looking at Oak Hill Nashville homes for sale? Oak Hill is a small, separate city south of Green Hills, home to most of Radnor Lake State Park and the Tennessee Governor’s Mansion. In the 12 months to October 2026, 13 homes recorded in the Oak Hill subdivision sold for $1 million or more, at a median of $3,500,000, about $543 per square foot. Alex Brandau tracks every one of those sales and has listed homes here himself.

These are the $1M-plus sales recorded over the past year for homes for sale in Oak Hill, Nashville TN, and across the surrounding 37220 zip code, with names as recorded in RealTracs:
| Area | $1M+ sales | Median price | Median $/sq ft | Median days on market |

At the top end, yes. Of the 13 homes recorded in the Oak Hill subdivision that sold for $1 million or more last year, 10 sold for $2.5 million or more, and the highest reached $5,550,000. The tracker only counts sales of $1 million and up, so it does not show every sale in the city, and Oak Hill Estates shows a much lower median of $1,550,000.
The Oak Hill neighborhood in Nashville draws buyers who want quiet streets and wooded land without leaving the city. Most of Radnor Lake State Park sits inside Oak Hill, and Green Hills shopping is a short drive north.
It is also a slower market than its neighbors. The median sale in the Oak Hill subdivision took 35 days and closed at about 94 percent of its final list price, compared with about 97 percent across all three tracked zip codes. With only 13 sales, that is a small sample, but buyers here have generally had more time to decide than in Green Hills.
Oak Hill, TN is a separate city in Davidson County. It incorporated in 1952, just before Nashville and Davidson County merged their governments, and it kept its own municipal government, including its own zoning.
Oak Hill has six residential zones, all for single-family homes:
| Zone | Minimum lot |
|---|---|
| Zone A | 10,000 square feet, roughly a quarter acre |
| Zone B | 20,000 square feet, roughly half an acre |
| Zone C | One acre |
| Zone D | Two acres |
| Zone E | Three acres |
| Zone F | Four acres |
Each zone has its own setbacks, lot coverage and height limits, and building on steep slopes brings extra requirements. Check the current rules with the city before you plan a rebuild or a lot split.

Time on market means more here than in Green Hills. Alex looks at how long a home has been listed and what closed nearby before you decide how to offer.
Minimum lots run from about a quarter acre to four acres depending on the zone, which shapes what you can add or build.
Alex shares new and off-market opportunities as soon as he knows about them, so you can see a home before it has been on the market for weeks.
